Age of the unit
Traditional water heaters last between 8 -12 years, while tankless water heaters can last up to 20 years. If you’re experiencing any of the issues listed below and your unit is 10 or more years old, it may be time for a replacement.
Rusty or discolored water
Discolored water at the faucet, especially when the hot water is running, can point to an issue with your water heater such as internal rusting or sediment buildup.
Strange popping or rumbling noises
If you’re hearing strange noises from your water heater, it is likely due to a layer of sediment buildup along the bottom of your tank. Steam bubbles up through the layer which makes this kettling sound.
Leaking around the base of the tank
Water around the bottom of your tank can point to internal corrosion or a faulty valve. It’s important to shut off water and power immediately.
Inconsistent temperatures or "running out" faster than usual
While fluctuating water temperature does not necessarily require complete replacement, it can point to other issues such as a faulty thermostat or failing heating elements.

NORTHERN UTAH HOMES
Hard Water Impact: Utah’s hard water is common culprit for faster sediment buildup in water heaters. You may consider installing a sediment pre-filter or water softener to mitigate this.
Utah’s harsh water conditions require more frequent maintenance of your water heater including, flushing your system every 6-12 months and checking the anode rod every two years to prevent rust sediment.
Expansion Tanks: Most Utah cities require expansion tanks to be installed in addition to the water heater for closed systems. This tank prevents common issues including leaks, water heater failure, or damage to other appliances.
Altitude Adjustments: The high elevation of Northern Utah requires adjustments to ensure proper venting and gas pressure to avoid improper combustion, reduced efficiency, and sooting.
